At Langton we offer special maintenance packages to ensure your comfort year round. These maintenance programs are offered with a cost-effective plan at competitive rates that will manage your regular maintenance and reduce the risk of unforeseen/untimely repairs of your Heating/Cooling System. These coordinated maintenance programs help our customers avoid the larger emergency type repair costs to their Heating/Cooling equipment. We also offer on call 24 hour service in case of emergency.
Spring Start Up - Air Conditioning
- Visually inspect system for oil and leaks
- Clean and rinse Outdoor Condensing Unit – if required
- Inspect ‘A-Coil’
- Flush ‘A-Coil’ Drain Pan – as required
- Inspect A/C Drainage System and test
- Check Furnace Filter – replace as required
- Inspect Fan Motor and Blower – clean if required
- Inspect Condenser Fan Motor and Blade, lube - as required
- Inspect Refrigeration Lines and Insulation
- Seal or repair exposed Line Set inside with Wraptite
- Inspect Low and High Voltage Wiring to A/C
- Check Thermostat for Level, secure mounting and operation
- Check Outdoor Disconnect Switch
- Check A/C Contactor - clean Contacts if required
- Re-level Condensing Unit – if required
- Performance operation check of A/C
- Check Refrigerant Pressures
- Airflow check of System
- Check Temperature Differential across ‘A-Coil’
- Adjust Blower Speed for optimal cooling – if required
- Secure and seal Valve Stem and service Port Caps – as required
- Adjust Humidifier Damper to appropriate position
Fall Start Up - Furnace
- Clean Furnace Cabinet
- Vacuum Furnace Blower- if required
- Clean Pilot Assembly - as required
- Clean Burner and Burner Assembly – if required
- Inspect Secondary Heat Exchanger – as required
- Check Furnace Filter – replace as required
- Inspect Furnace Drainage System and Test
- Oil Motor – as required
- Inspect Blower and Motor Bearings
- Inspect Gas Line to Furnace
- Inspect Low and High Voltage Wiring including Switch
- Check Thermostat for level, secure mounting, check calibration and operation
- Check Flame Rod and Hot Surface Ignitor – clean as required
- Inspect Furnace Venting system
- Check for cracks in Heat Exchanger
- Check flame pattern
- Test for Carbon Monoxide
- Check temperature rise
- Check High Limit
- Adjust Humidifier Damper to appropriate position
- Check Overall Furnace operation
Preventative Maintenance
- All bearings are lubricated (excludes permanently lubricated type)
- To ensure that vibration has not caused electrical components to work loose, our technicians inspect them. All wiring is inspected for chaffing or overheating from excessive power draws (faulty fan motors).
- Belts are inspected for cracks, and if found necessary, they are replaced.
- The heat exchangers are physically inspected for cracks or rust due to excessive heat or condensation. The burner nozzles are adjusted to ensure proper air to gas ratio, reduced condensation and efficient burning.
- The supply and return temperatures, temperature differential across the heat exchanger temperatures are checked.
- All major components , i.e. brackets, filter frames, fans etc., are tightened,
- The starting and running amperage draws are compared with motor specifications to ensure free flow of water moisture reduction in the air stream.
- All safety interlocks are cycled to ensure proper function and protection against high pressure, high temperature or low oil pressure.
- All fan motors are inspected for bearing wear and belt alignment with the squirrel cage. The fan and cage are inspected for damage and proper balance.
Please Note: If any parts are found to be defective or of a shortened life expectancy, the owners will be advised of the cost of the parts and the labour repair (when/if exceeds manufactures warranty coverage).
